Social Housing is Assett Group Services’ specialist sphere of operation.

Within the two primary categories of Responsive Maintenance and Programmed Maintenance, we provide these component services:

Responsive Maintenance

The Facilities Maintenance industry’s only dedicated Social Housing service provider, Assett services its contracts with acute awareness of the urgency, and adherence to the requirements, of Responsive Works across each different category i.e. 2-hour, 4-hour, 72-hour, 5-day, 14-day, 21-day – or other client-specified timeframe.

Seventy percent of the total work orders raised with Assett are of a Responsive nature . . . annually, some 28,000 in volume, with a value of more than $19 million.

These, in turn, fall into the categories of Urgent and Non-Urgent.

Urgent works are generally required to be completed in a 2-hour, 4-hour, or 24-hour, timeframe.

These relate to blocked drains, broken water pipes, loss of power, and/or anything that impacts the amenity of a property or the safety of its tenants.

Non-Urgent works are required to be completed in a 5-day, 14-day, or 21-day, timeframe. These works relate to a property’s functionality e.g. “sticky” door locks or cupboard doors, torn flyscreens, and holes in walls.

Programmed Maintenance Works

In some instances, our clients have the opportunity and the budgeting parameters to forward-plan “bulk works” and other associated upgrades and improvements.

These can include, by way of example, bathroom upgrades, internal and external painting, and roof replacements.

Carefully planned, budgeted, and executed Programmed works can significantly reduce the number of minor repairs an asset requires throughout the remainder of its lifecycle, as well as ensure the full projected lifespan of a property is achieved.

Also falling into the broader Programmed works category, is Scheduled maintenance.

Many aspects and components of a property require regular scheduled maintenance – from legislative e.g. smoke alarm testing; to preventative and “good practice”, such as pump servicing, solar panel servicing, and gutter and roof cleaning.
